So, Where's the Mortgage Calculator?
There isn't one here. Why? Because website "mortgage calculators" are generic.You are not generic.
Just as you need a personal Realtor, you should have personal help with financing your new home... evaluating your individual circumstances, considering the wide range of programs available, and giving advice that's actually relevant to you.
You want to make sure you and Doug are looking at the right homes or condos... not just wasting your time looking too high, or missing out by looking too low.

Carolyn Frame at Guild Mortgage
Carolyn is Branch Manager for the Bainbridge Island and Port Orchard offices of Guild Mortgage Company. She has been helping Doug's clients since the early 1990's when she left the banking business and started what grew to be CFA Northwest Mortgage Professionals, and then became branches of Guild Mortgage in 2009. Doug's were among her first clients when she started CFA.
